Anatomy Of Mold Inspections,

The Mold Inspection may involve a visual inspection, air sampling and various types of surface sampling media and techniques during and/or after an inspection. The air samples and surface lifts samples to a qualified laboratory for analysis. Most professionals prefer an accredited 3rd party laboratory to analyze the samples as to avoid any questions of bias. However, some consulting firms may provide in-house anlysis due to time constraints. The hygienist/assessor interprets the lab analysis and provides a professional report with recommendations to the client.

Mold testing, may involve air sampling and various types of surface sampling media and techniques during and/or after an inspection. Most professionals send the air and surface lifts samples to a qualified laboratory for analysis. The purpose of spore trap air sampling is to provide an approximation of the airborne microbial (fungal) spore concentrations inside and outside the building. The purpose of surface sampling is to the mold type and concentration of microbial spores present on materials identified with suspect visible fungal growth.These tests provide useful data regarding the mold type in the home, the level of toxicity, the number of spores present in the air and how rapidly it’s reproducing.

Remediation consists of professional licensed removal and cleaning service companies. Generally, these companies follow an accepted protocol outlined in the assessment/inspection report and/or by industry protocol. The initial assessment report provides detailed recommendations for the remediation and cleaning processes of the contaminated area. Some Associated Costs with Mold Testing

Initial Site Visit:

The initial site visit consists of a professional Mold Assessor/Inspector visually inspecting the exterior and interior of a building. The costs associated with a site visit may range from $450-$1200 depending on the size, location and project scope.

Air Sampling:

Air sampling also called spore-trap sampling where the air samples are collected by drawing a known volume of air through a cassette that contains a glass slide coated with an adhesive to collect airborne particulate that impact onto the slide. The samples are sent to an accredited laboratory for analysis by microscopy. The added costs range from $165-$330 depending upon how many samples are collected and analyzed.

Swab and Surface Lift Sampling:

Swab and Surface Lift Sampling offer a type of sampling that involves swabbing and/or tape lifts of suspect surface and substrate areas. Costs are generally the same as air sampling ranging from $55-$75 per collected sample. There are generally less samples collected

Are Mold Inspections covered by Your Insurance

Mold inspection and testing is likely covered by insurance claims if water damage is present. The initial source or cause of the water intrusion may or may not not be covered by your insurance company however, the water damage and fungal growth that resulted from that source is covered. The mold inspection and remediation would be a policy extension of the insurance claim and would be covered by insurance as well. Most insurance policies have a $,$$$ “mold remediation” cap. This means that the cost of most mold inspections and remediation falls under this cap covered by insurance.

Moisture Detection and Moisture Mapping within a Building

The Moisture Inspection within a building is designed to provide an inspection of a building, in relation to water, using current technologies.

Environ utilizes the principles of basic thermodynamics, psychrometrics and the use of current inspection equipment such as thermo-hygrometers, moisture meters and thermal imaging cameras. The collection and documentation of the findings are written in a final moisture inspection report.

The moisture mapping inspection includes:

Visually inspect a property f identify the current moisture conditions.
Understand issues associated with moisture in buildings
Identify potential causes of elevated moisture in buildings
Perform basic psychrometrics and thermodynamics within the building.
Utilize IR (thermal) camera(s) as a precursor to potential elevated moisture conditions within a building.
Utilize moisture meters to confirm the IR camera readings of elevated moisture within a building.
Identify the cause and provide mitigation/assessment recommendations in the final moisture inspection report.

Tape/Surface-lift Sampling

A clear piece of tape is placed on a suitable surface and then placed on a glass slide for laboratory analysis. An accredited laboratory utilizes various forms of light microscopy to look for char particles left after the remediation and cleaning process.which.

To determine the presence of soot, a wipe sample is needed.

Water Sampling: Legionella, Metals

Legionella

Legionnaires' disease (the most severe form of Legionellosis) is a form of pneumonia that is caused by inhalation or aspiration of bacteria that belong to the family Legionellaceae. This family includes 48 species and 70 serogroups. Legionellosis is most commonly linked to exposure to Legionella pneumophila, however, other species (i.e., L. micdadei, L. anisa ) can cause the disease as well. The name Legionella pneumophila was coined after the original outbreak of the disease at the American Legion convention in Philadelphia in 1976. L. pneumophila has many sub-groups called serotypes. L. pneumophila serotype 1 and 6 are commonly associated with Legionnaires disease.

Ecology

Legionella are commonly found in aquatic environments and some species have been found in soil. The organisms are found in a wide range of environmental conditions and are relatively resistant to low pH, dissolved oxygen levels, and routine chlorination techniques for drinking water. Temperatures above 104° F promote rapid multiplication of the organism. The organisms are consistently found in the biofilm that forms in aquatic environments, cooling towers and found in the biofilm that forms in aquatic environments, cooling towers and potable water systems.

Choosing Sampling Methods

Proper methods for collecting and analyzing samples are necessary to ensure

defensible results. Since the bacteria in water can be present in very low levels

larger water samples are recommended by the US Centers for Disease Control

and Prevention (CDC). This increased sample size allows for the bacteria in the

water to be concentrated more, allowing for better detection in potable water

samples. Many professional guidelines recommend semi-annual sampling for

potable water sources.

In non-potable water sources such as cooling tower water, a lower sample size is

sufficient. Professional guidelines suggest these sources be monitored quarterly.

Sampling should be conducted in a way that maximizes recovery of the

organism. Legionella samples should be collected wherever water aerosolization

may occur.

Sampling aerosolized water alone, however, will likely miss the real source of

the organism. This source is the biofilm or slime that is often found in our

plumbing systems, cooling towers, and whirlpool baths.

Greywater

It is wastewater produced by sinks, washing machines, baths, and showers. It has lower contamination levels than black water, making it easier to treat and process. As long as no dangerous substances are present, recycled greywater is routinely employed in irrigation and created wetlands.

Blackwater

Blackwater is effluent from toilets and bathrooms that contains feces and urine. Water from kitchens and dishwashers is also considered blackwater, due to bacteria and grease pollution. It is also known as sewage or brown water because it can include illness and bacteria, both of which can be hazardous.
